All of the above I could get over, but the biggest thing for me has been the air-conditioning unit. It's inefficient and just runs all day. The apartment will get cool, but the thermostat never thinks that the target temperature has been reached so it just runs 24/7 unless you physically turn it on and off. I live in a two bed/two bath and my electric bills are over $200 a month. I've complained to the staff about it and they said that it was normal, so unfortunately, I'm screwed until my lease is up.

TL:DR,:

These apartments are not aging very well. They were built in the early 1990's and nothing has been replaced since they were first constructed. All of the appliances/cabinets are old and the units themselves are poorly insulated. Whoever painted the interiors must have been paid by the job and not by the hour because it looks like they just took a roller, put it in white paint and went to town. They painted over light switches, door knobs, door hinges (Which had to have taken some effort) Even the thermostat is caked over in paint.

9/19/17 Response from Owner was inaccurate/ untruthful. I was not contacted as a result of this post. I did however continue to call and complain regarding A/C Unit cooling in apartment and maintenance was sent over. The maintenance staff is either unqualified or severely unequipped to properly fix the problems with my A/C Unit. So far the issues are still present and I have ceased calling because it is at this point a waste of time. Maintenance supervisors have changed 2- times since move in day which contributes to this problem. I am curious to see how the apartments heating works since it is beginning to cool off.

Do yourself a favor and pass on these apartments. The low rent and location might seem nice, but the age of the buildings and lack of care by the staff will quickly annoy you and end up costing you a lot more money in the long run.

Nice area but the insides of the apartments need some serious work. I can't tell you how many times we've called the maintenance crew to fix things only to have it broken again. It got to the point where we just stopped calling due to frustration. They never seemed to want to replace the part they only wanted to "patch it up" and for the amount of money we paid to rent this unit; this was absolutely absurd. The management team has been subpar in the past. I used to have packages delivered to the office. There were several occasions in which my packages were misplaced and I took off from work thinking the office was open but the staff left early (since they were not open on Saturday or Sunday and there were occasions when they didn't notify residents that the office would be closed which I thought as crazy. ). I talked to the manager about this, she made a rude comment saying that in the contract they didn't have to hold packages and that I could just have it delivered outside my apartment. Very inappropriate. There was another occasion where it was snowing and no one made to shovel the ice. We actually had to put in a work order for this! The manager told me that they couldn't find the sand. I could write another 9 pages on how bad the A/C units are and the crazy amount of fees tacked on to the rent that fluctuates every month: $82 for water. $58 for sewer, building fee, etc....not to mention the crop of new residents moving in. No class whatsoever trash and kids all over the place, people running in and out late at night. Tons of cars from people who don't live there.

They raise the rent with every renew of your contract

I will update with progress on how these issues are addressed.

Moved in Jun 2017. On move in day there were multiple issues that were addressed with the property manager and the maintenance supervisor. I paid deposit and took on good faith that the issues would be rectified. I am about to pay for my third month of rent here and the issues are still present. I have placed around 10 calls putting in service requests to fix these issues to no avail. The biggest item is that the A/C does not work! I have had maintenance come out at least 5 times to look at the AC and still I am sweating bullets and unable to sleep here due to the heat. The unit runs constantly when set to 75 F and the thermostat steadily reads 80 F degrees. My electric bill is through the roof. For a 2 bed 2 bath less than 1000 sqft apartment the bill is well over 200$. This is outrageous. I moved into these units largely due to the location being closer to Richmond, but still in Chesterfield. Do not be fooled. These units are old with no updates, old ac units and appliances yet they still ask for what any other more modern apartment complex asks for. Multiple Units have visible siding and roofing issues. It is clear that the property manager is not putting money into these units and is unwilling to properly address issues with current tenants. My advice to all is keep looking. For over $1000 a month I should at least have a working air conditioner. Also to note is that during the move in inspection maintenance comes over to fix the issues but basically did an in person appraisal of what was wrong while I was here. Afterwards it was noted that everything in the unit was fixed or repaired but in fact not a single item had been completed. As of now I am counting the days to move out of this $1000 hot box.

I been living there going on 2 yrs now , the staff and maintenance have not been the same since Karen and Randall left , I asked to have my carpets cleaned and was told only if I renew my lease they can clean them ..very unhappy with new staff wish karen and randall where still there, very rude and seem to get annoyed when asked to have something fixed or done at the apt, waiting on my lease to expire looking to move.

Inconsistent maintenance employees and staff. Maintenance supervisors are frequently changing from this site. Lisa, the property manager can be pleasant but has been very argumentative with me on the phone when calling about service requests, bringing up my A/C problems in the past. WHen I have called about my AC they say they have come by (while I am at work) and "fixed" the problem. They have not fixed it and the Electric Bill is astronomical as the result. Over 200$ for 1 person living in a 800 sqft home. My same electric bill in a very comparable unit in this same area was $50 and I had an electric water heater. Here it is water heater is gas which is an additional bill on top of that.
